Affordable housing options are on the cards for Cromwell with the final stage of the Gair Ave subdivision underway.
Civil contractor South Roads took possession of the site last Monday, and built earthworks will be underway soon, according to the Central Otago District Council.
In 2022 the Cromwell Community Board approved the five-stage approach for developing the remaining block of council-owned land at Gair Ave for the rates-neutral development, profits from which will be used to fund other council developments.
Board chair Anna Harrison said she was excited to see the next stage of this development starting to take shape.
“The project gives a range of options for housing to help solve a residential housing shortage in the district, and that is a positive step.”
Different housing typologies will include semi-detached and terrace housing on smaller building footprints, which are consistent with the Cromwell Masterplan objectives.
The subdivision comprises 5.2ha of the 10.4ha of residential land at the Gair Estate.
In March 2023, the board approved a revised estimated figure of $2,093,410 to fund development of Stage 1A and Stage 1B and make the remainder of the land ready for the development of the next four stages.
The earthworks and infrastructure timeframe is about eight months. Environmental controls such as dust mitigation will be in place during this time.
