Resource consent has just been granted for a new 122-unit retirement village and 60-unit aged care facility, in Clyde - Central Otago.
Named ‘Aurum on Clutha’, the Central Otago District Council accepted a Private Plan Change to rezone the land in March 2021, and work should be starting on the development in the first quarter of 2022.
Directors Patrick Houlahan, Neville Brummer and Tim Coughlan are in partnership with the HPA Group - Project Managers of the staged development.
HPA Group specialise in retirement village development, and have provided these services for more than 20 years. The company will also be involved with project design and construction
management, as well as support services in accounting, industry compliance and management of the village.
Additionally, development funding is being provided by the Senior Trust Income Generator Fund, which specialises in development funding for retirement villages in New Zealand.
The Senior Trust Group has provided funding to many successful villages throughout New Zealand for the last two decades.
Alexandra-based Warren Galletly has been appointed the Village and Sales Manager and will soon have an office onsite to show interested parties the villa options, and design of the village layout.
The 60-unit aged care facility will be built in the second stage in 2023, featuring a hospital, palliative, demential and rest-home care.
The villas will have a timber structure with fire cement weatherboard, along with integra panels and schist stone, fully insulated with Rib-Raft floor slabs. They will range in size from 92sqm to 172 sqm, with the larger villas also featuring a double garage.
'Aurum on Clutha’ will offer both a standard ORA scheme and a ‘gain-share’ arrangement, with the second option giving residents control over some of the internal fit out of the villas, as well as design features.
The owners and directors of the village are keen to support the local community as much as possible, and with Patrick’s involvement in lawn bowls, there will be many new opportunities.
“Our vision is to be a village for the community, that supports the community,” he said. The Village Board has opted not to incorporate a bowling rink into its village plans, instead
focusing on using and supporting the local facilities from both a player participation and financial
perspective.
“We appreciate that a lot of our future residents will utilise local facilities and therefore we proposed supporting both Clyde and Alexandra bowling clubs”.
Both the clubs will be supported with financial support and a 12-seater minibus each for their use and to promote their club.
